Traffic Engineering Study & Site Access/Traffic Impact

Background:
The planned development is located on the eastern edge of the City of Grandview Heights and adjacent to downtown Columbus, Ohio. The planned development will include a mixture of residential, office, and retail uses. In general, the development will contain about 330,000 square feet of retail space, 1,000,000 square feet of office space, 1,000 residential apartments, and 42,000 square feet of restaurant space, a 42,000 square-foot health/fitness center, a 130 room hotel, and a 100,000 square-foot supermarket.

Services:
In order to properly accommodate the planned development, Nationwide Realty Investors asked Trans Associates to perform traffic studies taking into consideration potential build-out of the area. This included the planned 320,000 square feet of office space associated with the Gowdy Field development which is located just east of the site. Traffic volumes were projected and capacity analyses were performed for both the AM and PM commuter peak hours for both near- and long-term conditions. Based upon the results of these studies, a roadway system was defined that will properly accommodate the planned mixed-use development.
